Single family home sales are actually up over 4 percent year over year, while condo and townhome sales have cooled off a bit. That tells me buyers are still out there and still serious, but they’re being more selective about what they’re buying.
The biggest change is inventory. There were close to 3,850 active listings at the end of July, up almost 4 percent from last year. That’s given buyers more room to breathe and more time to make decisions instead of feeling rushed into an offer. For sellers, it means presentation and pricing matter more than ever. A home that’s priced right and shows well is still going to sell in a reasonable timeframe. A home that’s overpriced or needs work is going to sit, because buyers have options now and they know it.

You’re minutes from the Inner Harbour, Beacon Hill Park, and some of the best coffee shops in the city. It’s a mix of heritage homes, newer condo developments, and a strong sense of community. Great option if you want to be close to downtown without actually living in the middle of it.
Sidney
About 25 minutes north of downtown, Sidney has a small town, seaside feel that a lot of people fall in love with once they visit. It’s got a walkable main street, a great waterfront, and it’s close to the airport and ferry terminal, which matters if you’re still traveling back and forth for work or family. It tends to attract downsizers and retirees, but I’m seeing more young families discover it too.
Cadboro Bay
Tucked into Saanich near the University of Victoria, Cadboro Bay is quiet, established, and close to the water. Think mature trees, larger lots, and a beach you can actually walk to. It’s a favourite for families who want space and good schools without giving up proximity to the city. Homes here tend to hold their value well, which is worth knowing if you’re thinking long term.
